When a roof reaches the end of its life, patching stops being economical. Jay's Roofing has been replacing roofs across the Swannanoa Valley, Black Mountain and greater Asheville for over 30 years — locally owned, fully insured, and glad to provide a certificate of insurance before we set foot on your property.

How we approach a replacement

Every replacement starts with a free, no-pressure estimate. We walk the roof, check the decking, look at flashings, valleys and chimney details, and tell you plainly whether you need a full tear-off or whether a targeted repair will buy you a few more seasons. If it is the latter, we will say so.

A complete tear-off includes

  • Full removal and disposal of the existing roofing material
  • Inspection and replacement of rotten or damaged decking
  • New synthetic underlayment, with waterproofing membrane in valleys and at eaves
  • New drip edge, pipe boots and chimney flashing as needed
  • Ridge ventilation sized to the attic
  • Magnetic nail sweep and complete site cleanup

Products we install

As a CertainTeed ShingleMaster company we install their full architectural and luxury lines — Landmark and Landmark Pro for most homes, and Grand Manor, Presidential or Carriage House where a heavier, dimensional look is called for. On the metal side we run Tuff-Rib, 5V and mechanically fastened standing seam. If you are weighing the two: expect Tuff-Rib to run roughly 30% above shingles, and standing seam considerably more, but with a service life measured in generations rather than decades.

Built for mountain weather

Roofs here take a beating that flatland roofs do not — steep pitches, heavy shade, ice in the valleys, wind coming over the ridges, and the occasional tree. We detail for it. After the 2024 flood we spent a good part of a year putting roofs and chimneys back together for neighbors right here in the valley.

  • Do I really need a full replacement, or can my roof be repaired?

    We will tell you honestly. If a repair will buy your roof a few more good seasons, we say so - a lot of our estimate visits end that way. A replacement is the answer when leaks show up in multiple places, shingles are curling or shedding granules across the whole roof, or the roof is simply at the end of its life. The inspection and estimate are free.

  • What is included in a full tear-off replacement?

    Complete removal and disposal of the old roofing, inspection and replacement of any rotten decking, new synthetic underlayment with waterproofing membrane in the valleys and at the eaves, new drip edge and flashings, ridge ventilation, and a magnetic nail sweep of your yard when we are done.

  • Should I choose shingles or metal?

    It depends on budget and how long you plan to stay. As a rough guide, Tuff-Rib metal runs about 30% more than an architectural shingle roof, and standing seam runs 60-100% more - but metal lasts far longer. We install both, so we are happy to quote the two side by side.

  • Are you insured?

    Fully insured, and we provide a certificate of insurance to every customer before work begins. We have been roofing the Swannanoa Valley for over 30 years.
