Roof Repairs

Not every roof needs replacing. A great many of the calls we take turn out to be a failed pipe boot, a lifted shingle, a nail pop, or flashing that has pulled away from a chimney — a few hundred dollars of work rather than a few thousand. Jay's Roofing has been making that call honestly for homeowners in the Swannanoa Valley and Black Mountain for over 30 years.

What we repair

  • Active leaks, traced to the source rather than patched where the stain is
  • Wind-lifted, cracked or missing shingles
  • Failed pipe boots, vent collars and skylight flashing
  • Chimney flashing and counter-flashing
  • Valley and step-flashing failures
  • Storm and fallen-limb damage
  • Exposed or backed-out fasteners on metal roofs
  • Rotten decking and fascia found during the repair

Finding the actual leak

Water rarely enters where it shows up inside. It travels along decking and rafters before it drops. We track it back to the entry point instead of sealing the ceiling stain and hoping — which is why our repairs tend to hold.

We will tell you when it is not worth it

If your roof is at the end of its service life and a repair means money into a roof you will be replacing inside a year or two, we will show you what we found and say so. If it has good years left, we will fix it and leave it alone. We are a retail contractor, not a volume outfit, and in a valley this size referrals are the whole business.

Serving Swannanoa, Black Mountain, Montreat, Ridgecrest, Asheville, Biltmore Forest, Fairview, Weaverville, Mars Hill and throughout Western North Carolina.

Frequently Asked Questions

  • My ceiling has a water stain. Does that mean my roof is leaking?

Usually, but not where you think. Water rarely drips straight down from the entry point - it travels along the decking and rafters first. We trace the leak back to its actual source rather than patching where the stain shows, which is why our repairs hold.

  • How much does a roof repair cost?

A great many of the calls we take turn out to be a failed pipe boot, a lifted shingle or pulled flashing - a few hundred dollars of work, not a few thousand. We will give you a straight price after a free inspection.

  • Will you try to sell me a new roof when I only need a repair?

No. If your roof has good years left, we fix the problem and leave it alone. If it genuinely is at the end of its life, we will show you what we found and let you make the call. In a valley this size, referrals are our whole business.

  • Can you fix storm and fallen-limb damage?

Yes - that is regular work for us, including a lot of it after the 2024 flood. We repair the decking, flashing and roofing, and we can document the damage properly if an insurance claim makes sense.
