Chimney Repairs & Flashing

Chimneys are one of the most common places a roof leaks, and one of the most commonly botched details in the trade. The joint between masonry and roofing has to be flashed and counter-flashed properly — caulk over a bad flashing is a repair that fails within a season. Jay's Roofing has been doing this work in the Swannanoa Valley for over 30 years.

What we do

Chimney flashing and counter-flashing

Step flashing woven into the courses, counter-flashing let into the mortar joint, and a proper cricket on the high side of a wide chimney so water is diverted rather than pooled. Done correctly this is a permanent repair, not a maintenance item.

Custom chimney caps

We fabricate chimney caps ourselves rather than fitting a generic box-store cover. A cap sized to the flue keeps rain, debris and animals out of the chimney and stops the freeze-thaw cycle that breaks down the crown.

Chimney removal

Not every chimney is worth keeping. If yours is unused, unstable or leaking persistently, taking it down and roofing over the opening is often the better and cheaper answer. We do this regularly — including a fair amount of it after the 2024 flood, where storm-damaged chimneys were unsafe to leave standing.

Copper work

Where the architecture calls for it we flash in copper. It costs more, it ages to a finish nothing else matches, and on a well-detailed home it is worth it.

  • Can you remove a chimney entirely?

    Yes. If a chimney is unused, unstable or leaking persistently, taking it down and roofing over the opening is often the better and cheaper answer. We did a good deal of this after the 2024 flood.

  • What is a cricket and do I need one?

    A cricket is a small peaked diverter built on the high side of a wide chimney so water flows around it instead of pooling behind it. If your chimney is wide and sits below the ridge, you likely need one - we will tell you at the inspection.
