Commercial roofing is its own discipline. The materials are different, the failure modes are different, the stakes — unplanned downtime, tenant disruption, liability exposure — are higher than on a residential job, and the decisions you make at the outset have long-term consequences that are harder to correct on a commercial building than on a home.
Western North Carolina’s commercial real estate landscape is diverse: historic downtown storefronts in Asheville, multi-tenant retail centers in Hendersonville, light industrial buildings in Weaverville, lodges and hospitality properties spread across the mountains. Each has different roof systems, different usage patterns, and different considerations. What follows is an honest look at the fundamentals that apply across most commercial roofing situations in our region.
Most residential roofs have steep pitches — water sheds quickly and gravity does most of the waterproofing work. Commercial buildings, by contrast, frequently have low-slope or flat roofs where water drains slowly, sits longer, and places much greater demands on the roofing membrane itself.
On a steep-slope residential roof, a small installation error might cause a minor leak that manifests slowly over time. On a flat commercial roof with standing water, a small membrane failure can mean significant water infiltration across a large area very quickly. This is why commercial roofing systems are engineered differently, installed to different standards, and require inspectors and contractors who understand those distinctions.
The consequences of commercial roof failures are also more immediately felt. A leaking roof in a retail setting can close a business, damage inventory, and create slip-and-fall liability. In a restaurant, a single moisture event near a kitchen or dining area can trigger health department involvement. In a multi-unit residential building, a roof failure affects every tenant above the ground floor simultaneously.
The most common commercial roofing systems you’ll encounter in Western North Carolina each have distinct characteristics, appropriate applications, and maintenance requirements.
TPO (Thermoplastic Polyolefin) is currently one of the most widely specified commercial flat roof membranes. It’s heat-welded at the seams to create a strong, watertight bond, and its reflective white surface performs well in summer by reducing cooling load. TPO is a solid choice for new construction or re-roofing on buildings with low to moderate foot traffic on the roof. Its primary vulnerability is puncture from sharp objects and seam failure on systems that were installed with improper weld temperatures or technique.
EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber membrane that has been in commercial use for decades and has a strong track record. It’s black, meaning it absorbs more heat than TPO, but it’s very durable and has excellent UV resistance. EPDM is available in large sheet sizes that reduce the number of seams — and therefore the number of potential failure points — in the roof assembly. It’s a common choice for re-roofing over existing systems.
Modified Bitumen is a multi-layer system derived from traditional built-up roofing and reinforced with polyester or fiberglass. It’s particularly well-suited for roofs with heavy foot traffic or equipment, and it has a long history of performance in varied climates. Installation typically involves torch-applied or self-adhering layers, and the redundancy of multiple plies provides good resistance to both physical damage and water infiltration.
Metal roofing — standing seam panels or metal retrofit systems — is increasingly specified on commercial buildings where aesthetics and longevity are priorities. For WNC’s mountain architecture, metal fits naturally, and a properly installed standing seam commercial metal roof carries a lifespan that can exceed 50 years with minimal maintenance.
Commercial roofing is priced by the square foot, but the per-square-foot number varies widely based on factors that aren’t always obvious upfront.
Roof access and logistics matter significantly. A building in a dense downtown area where material staging is difficult, or a second-story roof accessible only through narrow passages, costs more to work on than an open suburban location. Roof penetrations — HVAC curbs, exhaust fans, pipe penetrations, skylights — each require careful detailing and add to the scope. The existing system condition affects whether tear-off is necessary or whether a recover (installing new membrane over the existing one) is feasible.
Business operations are also a cost driver in a way that doesn’t apply to residential. Working around tenant occupancy, restricting work to certain hours, protecting HVAC equipment during tear-off, maintaining a weather-tight condition at all times to avoid business interruption — these requirements add time and complexity that are reflected in the final cost.
A commercial roofing estimate that seems unusually low is almost always low for a reason. Either the scope is incomplete, the specified materials are undersized, or the contractor is planning to take shortcuts that won’t be apparent until something fails.
Commercial flat roofs benefit enormously from a formal inspection and maintenance program in a way that steep residential roofs do not. The reason is physics: debris accumulates, drains clog, and standing water creates concentrated stress on a flat membrane in ways that don’t occur on a pitched surface.
A biannual inspection — typically spring and fall — catches issues when they’re small and inexpensive. Common findings on commercial roofs include debris accumulation around drains that is causing pooling, membrane blistering or ridging that indicates substrate moisture, open seams at penetrations or wall flashings, and deterioration of pipe boots or other penetration details. Every one of these, caught early, is a minor repair. Caught late — or not caught at all — they become structural problems.
Many commercial property owners and managers are surprised to find that the cost of an annual maintenance contract, which typically includes two inspections and minor repairs, is recovered many times over in avoided emergency repairs and extended membrane life.
The questions that matter for residential contractor selection — license verification, insurance, track record — apply with equal force on the commercial side, and the stakes for getting them wrong are higher.
Ask specifically about experience with your roof type. A contractor who is excellent on residential steep-slope work may not have the equipment, training, or experience to properly install or repair a commercial membrane system. Ask for references from commercial projects of comparable size and type, and call them.
Ask about the project management structure. On a commercial job, you need a clear point of contact who understands your business operations and can communicate proactively about schedule changes, weather holds, and anything that might affect your tenants or customers. A contractor who doesn’t assign a dedicated project manager to a commercial job is one who will be hard to reach when you need answers.
Ask about manufacturer certification. Commercial membrane manufacturers like Carlisle, Firestone, and GAF offer certified contractor programs that require training, equipment standards, and accountability — and typically extend the manufacturer’s warranty coverage when a certified contractor installs the system.
